Terms & Conditions of Service
These terms govern all residency agreements, family admissions, short-stay respite contracts, and digital services provided by Serena Senior Living.
1. Residency & Care Agreement
Admission to Serena Senior Living is formalized via a bilateral Residency and Healthcare Services Agreement entered into between the resident (or their legally appointed representative) and PT Serena Sejahtera Nusantara. The agreement outlines the specific care tier, suite category, and physician-approved individual care plan.
2. Clinical Evaluation & Level of Care
Prior to admission, every incoming resident undergoes a mandatory multidisciplinary geriatric assessment conducted by our Medical Director and Head of Nursing. This evaluation determines the initial appropriate care tier. Re-evaluations are performed quarterly or following any significant change in the resident’s clinical condition to ensure appropriate safety ratios.
3. Emergency Hospital Protocol & Consent
While our facility operates 24/7 licensed nursing care, Serena Living is an assisted residential community, not an acute intensive-care hospital. In acute emergencies, our on-duty medical staff immediately initiates triage stabilization, dispatches our facility ambulance, transfers the resident to our partner tertiary hospital (such as Siloam TB Simatupang or RS Fatmawati), and notifies the family primary contact without delay.
4. Payment, Billing Cycles, and Termination
Monthly residency fees are billed in advance on the 1st day of each calendar month and are payable via bank transfer or virtual account. Either party may terminate a monthly residency agreement by providing thirty (30) days prior written notice, subject to discharge planning protocols ensuring the resident's safe transition.
5. Resident Dignity & Community Code of Conduct
Our community is dedicated to mutual respect, peaceful living, and compassionate care. All residents, visiting family members, and staff members are expected to conduct themselves with dignity, kindness, and courtesy at all times.
6. Governing Law & Jurisdiction
These terms and all related residency agreements are governed exclusively by the laws of the Republic of Indonesia. Any disputes shall be addressed through good-faith familial mediation, and failing which, submitted to the jurisdiction of the South Jakarta District Court (Pengadilan Negeri Jakarta Selatan).
